EPDM repairs are famously straightforward — clean, prime, patch. TPO repairs require welding equipment and a compatible membrane, which is a reason to keep records of exactly what's on your roof.

Either way, the maintenance that extends membrane life is the same: keep drains and scuppers clear, inspect after major storms, address ponding water, and don't let HVAC contractors leave screws and refrigerant lines lying on the membrane.

Buildings with technicians on the roof monthly need walk pads regardless of membrane. Restaurants and light industrial buildings should also flag grease and chemical exposure early — chemical compatibility differs between membranes, and the wrong pairing degrades a roof fast.

Cost and service life

Installed pricing for the two systems is often close enough that it shouldn't be the deciding factor. Service life depends far more on insulation, attachment method, detail quality, and maintenance than on which membrane you chose.

The most expensive commercial roof is the one that gets replaced early because nobody cleared the drains.
